Valuation notices are arriving in mailboxes, and most Pima County property owners will notice their homes' values are flat.
Values held steady in most areas of the county, though some areas saw increases, after five years of plunging values.
"Some of those past challenges seem to be behind us," said Pima County Assessor Bill Staples.
A big increase in home values came in downtown Tucson, where the average value rose 12 percent.
Other increases of 2 to 5 percent were seen in parts of Sahuarita, Corona de Tucson, Casas Adobes, Oro Valley, Marana, the Catalina Foothills and the south Avra Valley area.
The figure on the 2014 notice is one of several factors that determine what you'll owe in property taxes next year, but the figure is based on sales of comparable homes in 2012.
Property owners should look at the full-cash value listed on their notice and double check property characteristics, Staples said.
"If they don't agree with the value or any of the characteristics or classification are incorrect, they need to file an appeal with this office," he said.
